Additional Booking Policies
No Drugs and No Parties!
Quiet Hours: Please note that we do not allow parties at Madison Place or LincolnSkyLanding. While your suite is private, there are a total of 3 suites at Madison Place. We asked that our Guests respect quiet hours from 9 PM to 7 AM in all of our properties
Pets: We do allow pets and we don't charge additional pet fees unless there is damage or excessive pet fur left behind. As we are pet friendly, there may be more than one pet on the property at the same time. For this reason, we ask that our guests keep their pets on a leash and attended to at all times. We do expect our guests to pick up their dog poops in the yard and the neighborhood. We have found that most travelers are extremely respectful when it comes to their pets and their cleanliness. Please follow suit by not leaving your pet home alone, or keeping them in a kennel if you cannot take them with you. Please leave the place completely pet-free (meaning evidence of your pet's stay) when you leave out of consideration for future guests.
Security Cameras: Your apartment is completely private. However, please be advised that for your safety, we do employ camera surveillance around the perimeter of the property as well as in the main entryway and lobby.
Guest Property: All Guest property remains the responsibility of the Guest. Neither the Host nor Hosts agents assume any responsibility or liability for the property of the Guest at any time. Any Guest property left behind after the Guest's check-out time may be disposed of at the sole discretion of the Host or agents of the Host. (That being said, If you have lost something, please let us know and we will do our very best to recover any lost items for you.)
Short-Term Rental Restrictions and Waivers: The Guest recognizes that their stay is temporary and in no way constitutes residency, squatters rights, or any form of establishing residence. As such, Guests are not allowed to and agree not to have mail sent to the property of the Host. There is no expectation of mail forwarding by the Host on behalf of the Guest and any mail or parcel that may come to the property of the Host shall be disposed of at the sole discretion of the Host. The length of stay of the Guest shall have no bearing on this policy whatsoever. (This policy may pose an issue for some longer-term Guests. If this creates a problem for you, please let us know as we do have helpful alternative suggestions for your delivery needs) All Guests staying on the Hosts property must be listed in the booking. This is important, as the host has a “letter of agency” with Ogden City Police. Additional Guests that are not listed in the booking are subject to trespassing at the discretion of the Host or agents of the Host. All registered guests shall have a reasonable right to privacy during their predetermined length of stay. This expectation only extends into their private areas of the property and does not include any shared spaces or the perimeter of the property. These areas are under constant surveillance via security cameras. The Host shall have reasonable access with permission to the private area of the Guest if maintenance issues or other issues arise during the stay of the Guest(s). The Host shall have reasonable access to the private area of the Guest without the Guests permission in the case of any emergency including urgent maintenance issues or if the police require access to the private area at the behest of the host or agents of the host for any reason. Any reasonable right to privacy expires at the predetermined checkout time of the Guest or if the Guest(s) violates any of the policies set forth by the host or Airbnb. (Host policies are listed under the house manual section of your booking details with Airbnb)
NO DRUGS, NO PARTIES: Absolutely NO illegal drugs are allowed at Madison Place. Currently, marijuana is illegal both federally and only legal under specific medical situations in the state of Utah. SMOKING OF ANY KIND IS NOT ALLOWED AT MADISON PLACE Checking out: Check-out is at 11:00 AM. Please check all drawers and under the bed for any personal belongings before your go. Please be sure to LOCK UP when you leave and send me a quick text letting me know so that I can get the cleaners in there for the next guest. In case of a minor emergency please contact me right away. If it is between the hours of midnight to 8 AM, please call several times as this will bypass the do not disturb settings on my phone. Please forgive me if I’m a little groggy under such circumstances. It may take me a few minutes to get up to speed on your situation.

This Agreement, including the general guidelines of Airbnb, the rules listed in the “House Rules” section of this listing along with any exhibits, appendices, addenda, schedules, and amendments hereto, encompasses the entire agreement between the Host, and Guest, hitherto referred to as the Parties and supersedes all previous understandings and agreements between the Parties, whether oral or written. The Parties hereby acknowledge and represent, by booking the current stay, that said Parties have not relied on any representation, assertion, guarantee, warranty, collateral contract, or other assurance, except those set out in this Agreement, made by or on behalf of any other party or any other person or entity whatsoever, before the execution of this Agreement. The Parties hereby waive all rights and remedies, at law or in equity, arising or which may arise as the result of a party’s reliance on such representation, assertion, guarantee, warranty, collateral contract, or other assurance, provided that nothing herein contained shall be construed as a restriction or limitation of said party’s right to remedies associated with the gross negligence, willful misconduct or fraud of any person or party taking place before, or contemporaneously with, the execution of this Agreement.
RENTAL AGREEMENT BELOW:
THE PARTIES. This Short-Term Rental Agreement (“Agreement”) made on {{checkin_date_year}} between the following:
Guest: {{guest_name}} (“Guest”), and
Host: {{host_name}} (“Host”).
THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:

Hereinafter known as the “Premises.”
LEASE TERM. The Guest shall be allowed to occupy the Premises starting {{checkin_date}} from {{checkin_time}} and ending {{checkout_date}} at {{checkout_time}} (“Lease Term”).
QUIET HOURS. Quiet hours begin at 9:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
OCCUPANTS. The total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests.
If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host.
BOOKING FEES. The Guest shall pay the Host the amount as detailed during the booking process.
UTILITIES. The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.
SECURITY DEPOSIT. The Guest shall be obligated to pay the following amounts upon the execution of this Agreement:
Security Deposit amount as detailed in the booking process. The Security Deposit is for the faithful performance of the Guest under the terms and conditions of this Agreement. The Guest must pay the Security Deposit at the execution of this Agreement. The Security Deposit shall be returned to the Guest within the State's requirements after the end of the Lease Term less any itemized deductions. This Security Deposit shall not be credited towards any Rent unless the Host gives their written consent.
PETS. We do allow pets at Lincoln Sky Landing for an additional fee. Please keep your pet on a leash at all times and immediately pick up any mess that they make. Guests are responsible for any damages or fees resulting from their pets.
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.
SMOKING POLICY. Smoking on the Premises is prohibited.

SUBLETTING. The guest does not have the right to sublet the Premises.
INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings.
TRASH. The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.
QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.
HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired.
ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
USE OF PREMISES. The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
ILLEGAL ACTIVITY. The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.
